The basic concept of Houston Buyer Agents is to represent our clients as if we were buying a property for ourselves.
That is a higher level of commitment than agents within a “team” who represent sellers and buyers in the same transaction.
REAL ESTATE LICENSED BROKER
As a real estate agent and broker I started in 1991 exclusively representing buyers. Prior to 1991 my business experience was in banking and my real estate experience was as an investor. Besides being a licensed real estate broker, I was a founding member of the National Association of Exclusive Buyer Agents (NAEBA) and I served as a NAEBA director several years. During that time as a committee chairman I wrote the NAEBA Standards of Practice which is used today. I was also a founding member of the Texas Buyer Agents Association and served as Secretary/Treasurer. I have EXCLUSIVELY represented only buyers in a real estate transaction based upon my belief that if a CPA or attorney will only represent one party in a transaction to avoid conflicts of interest then real estate professionals should do the same.

The buyer is paying for the seller’s agent and buyer’s agent, since this is the party that brings the funds to close the transaction.
For properties listed through the Houston Association of Realtors (which is probably 99+ percent of transactions) the commission paid to the buyer’s agent is built into the sales price.
The buyer, therefore, is ultimately paying for the commission to the seller’s agent and to the buyer’s agent because that cost to the seller is built into the price of the house.
